MillionTreesNYC Project Manager
To address the needs of New York City’s growing population, New York City Mayor Michael R. Bloomberg announced on Earth Day 2007 that community greening and urban tree planting would be a major priority of PLANYC – the city’s long-term sustainability initiative. Recognizing the benefits trees provide New York City’s residents, neighborhoods and environment, PLANYC established the ambitious goal of planting one million new trees throughout the city’s five boroughs over the next decade.

PRINCIPAL DUTIES AND RESPONSIBILITIES
- Under the direction of the NYRP Vice President for Horticulture and Construction and the NYRP Senior Project Manager, manage multiple tree planting projects (up to 40 projects per planting season) at New York City Housing Authority (NYCHA) campuses, public schoolyards, playgrounds and other publicly-accessible properties.
- n collaboration with NYRP Senior Project Manager, develop, review and implement landscape design and tree planting plans for each site, as well as a watering and maintenance strategy.
- For each project site oversee the coordination of project planning, property demolition and excavation, tree procurement and planting, landscaping, and care and maintenance.
- In coordination with NYRP departments and staff, integrate community outreach, education and marketing activities into each tree planting project.
- Serve as lead NYRP liaison with NYCHA, NYC Department of Education and other landowners and managers responsible for properties where NYRP is planting trees.
- Manage day-to-day relationships with landscape designers, nurseries, construction companies and other third-party contractors.
- Assess work performed by contractors including post-planting field inspections.
- Promote and implement proper tree planting, tree health and tree maintenance practices.
- Assist with the planning and implementation of NYRP corporate and community volunteer tree planting days and homeowner tree giveaway program.
- Catalog tree planting by NYRP and its partners.
- Prepare reports, budgets, strategic plans and correspondence to support tree planting activities.
- Represent MillionTreesNYC efforts at public and community meetings, conferences and events.
- Other duties as assigned by the NYRP Vice President for Horticulture and Construction and the NYRP Senior Project Manager.
Required Experience
- Bachelor’s degree
- 2 or more years of professional project management, construction management or any equivalent combination of education and experience
- Exceptional project management skills – ability to simultaneously carry out multiple large-scale projects at one time
- Working knowledge of neighborhoods throughout New York City’s five boroughs preferred
- Landscape design, urban forestry and/or GIS mapping experience preferred
- Strong written and oral communications skills – including presentation skills

Major Responsibilities
The Parklands Division was established by Robert Moses as an engineering and planning “right of way” unit whose purpose is threefold: to establish and maintain jurisdictional information about the existing park system; to acquire new parks and park additions; and to protect the existing parks from encroachments and adverse uses.
Under general supervision index and access file maps, plans and drawings pertaining to park property records. Research requests and prepare original graphic record maps displaying the history and jurisdictional status of parkland for all agency divisions. Prepare original mapping application drawings for the City’s Uniform Land Use Review Procedure (ULURP). Verify surveys, title reports, and metes and bounds descriptions for park properties. Calculate statistics pertaining to park acreages for acquisition reports and park property records. Maintain accuracy of original tracings of City parks on City Planning sectional maps. Perform special research projects concerning park property records as required.
Qualification Requirements
1. Graduation from an accredited community college or technical institution with a baccalaureate degree in engineering technology; or
2. Graduation from an accredited community college or technical institution with an associate degree in engineering technology, plus two years of full-time paid experience as an engineering technician; or
3. About the Neighborhood Entrepreneurs Program (“NEP”)
The Neighborhood Entrepreneurs Program (“NEP”) is a program of the City of New York’s Department of Housing Preservation and Development ("HPD") whereby tax foreclosed, blighted properties are rehabilitated into affordable rental housing. Neighborhood Partnership Housing Development Fund Company, Inc. ("NPHDFC") is an entity under the control of Enterprise that was established to administer NEP in partnership with HPD.
NEP enables neighborhood-based private property managers, or "entrepreneurs", to own and manage clusters of formerly City-owned buildings. Ownership of the buildings is initially transferred to NPHDFC during the construction period and then subsequently transferred to a limited partnership, the general partner of which is the entrepreneur. Under NEP, HPD and NPHDFC arrange financing for the rehabilitation and permanent ownership of clusters of buildings. This financing may include Federal Low Income Housing Tax Credits (LIHTC), HOME funds and loans from private lenders. Further, NPHDFC provides oversight and technical assistance to entrepreneurs throughout the NEP process.
Responsibilities:
Enterprise seeks an intern for the Spring semester (January-May 2009) to provide assistance to its project managers working on NEP. The internship will provide an opportunity to learn more about affordable housing development and management processes, as well as exposure to key players in New York City’s affordable housing business. Responsibilities will include:
- Reviewing rent rolls to confirm compliance with program and funding requirements
- Organizing and reviewing management reports submitted by entrepreneurs
- Tracking water and sewer bills for properties in NPHDFC ownership
Long-term projects will include:
- Researching and problem-solving issues that affect timely completion of construction and program requirements, including attaining certificates of occupancy and J-51 real estate tax exemption/abatement benefits.
Preferred Candidates:
This position requires demonstrated relationship management and organizational skills, an interest in housing development and finance, good writing and communication skills, and the ability to perform multiple tasks.
